Development Team
John Terrell, Matt Terrell, Laird Fairchild, and Edward Chu
This development team has more than 100 years of combined experience in real estate including development, construction management and oversight, property management, third party equity partnerships, financing and ownership in multiple states. Team members have also worked together directly as partners over the last twenty years on various commercial real estate projects. More specifically, John and Matt Terrell have had direct ownership and development of cabin lots, construction, and ongoing rental investments in Broken Bow for more than 10 years.
John Terrell

John has had a successful 43 year career in real estate development and is a current owner of property in the Broken Bow area. He is currently the President and owner of Commercial Real Estate Strategic Partners, where he invests in and develops real estate and consults with international airports across the US regarding commercial development and land use planning. John is additionally a partner in Carillon Crown and was previously partners with Laird Fairchild and Edward Chu in Hunter Chase Development Partners. As a partner in both entities, he was and is still primarily focused on the commercial development of the $500M, 42 acre, mixed-use development, Carillon Parc in Southlake, Texas. He is a partner in the commercial and residential real estate brokerage firm of Tong Parsons & Terrell in Frisco, Texas with a team of 84 real estate agents.

Until January 2023, John was the President of PG Development, LLC (PG). In this role, he led commercial development as well as land planning, strategic planning, organizational and non-aviation revenue consulting services and brokerage related services to airports across the US. John is continuously identifying and securing new real estate investment and development opportunities for his numerous real estate related entities.
John was formerly the Vice President of Commercial Development at Dallas/Fort Worth International Airport (DFW) where he was responsible for the strategic direction in development and leasing on nearly 18,000 acres of land over a 15 year period. While at DFW Airport he developed over 4,000 acres and oversaw the construction of 46M square feet of industrial, office, retail and hospitality facilities until he left the organization in January of 2020. Prior to DFW Airport, John spearheaded the development of the 1000 acre mixed use Pinnacle Park development in Dallas, Texas as the Senior Vice President of the Christon Company. Between 1987-1999, he led the western half of the U.S. for Southern Pacific and Union Pacific Railroad’s real estate assets, controlling over 33M acres of land.
Mr. Terrell also served as an elected or appointed official for 19 years. He served on Southlake City Council from 2004-2015 and as Mayor from 2009-2015. He was also the Chair for the Planning and Zoning Commission for 5 years prior to being elected to office. He was on the Advisory Board for the Urban Land Institute’s Vision North Texas and was the Vice-Chair of ULI’s National Airport Development Product Council.
Matt Terrell

Mr. Terrell is a current owner of property in the Broken Bow area and is a lawyer with the law firm of Phelps Dunbar, LLP., a firm with over 350 lawyers primarily across the states of the Gulf Coast. Mr. Terrell graduated with a B.B.A. from Baylor University in 1989 and then went on to obtain his law degree in 1992 from the Baylor School of Law, where he was a member of the Order of Barristers. Mr. Terrell has practiced law for 30 years in commercial litigation, with a focus on property rights, eminent domain, real estate disputes and contract disputes. In the course of his practice, Mr. Terrell has successfully handled numerous matters before the Texas Courts of Appeals and Texas Supreme Court. He also handles various real estate transactional matters.
Laird Fairchild

Co-founder of Hunter Chase Development Partners in 2004. HCDP specializes in commercial real estate development and construction. Prior to HCDP, Mr. Fairchild was a Senior Vice President and Managing Director for KeyBank National Association’s Real Estate Equity Group. In his five years in the capacity, Mr. Fairchild oversaw over $500 million in real estate mezzanine and equity investments and managed a team of investment professionals. Mr. Fairchild was a Vice President and National Accounts real estate lending officer for KeyBank’s Commercial Real Estate Division. In this role, Mr. Fairchild initiated relationships with over a dozen prominent Real Estate Investment Trusts (REITs) and developed a national accounts portfolio in excess of $1 billion.

Mr. Fairchild was recently involved in the pre-development and procurement of entitlements for a $500 million mixed use project in Southlake, Texas.
Currently, Mr Fairchild is the lead developer of a $65 million purchase/ renovation in the historic Baker Hotel in Mineral Wells, Texas.
Edward Chu

Co-founder of Hunter Chase Development Partners in 2004. HCDP specializes in commercial real estate development and construction. Prior to HCDP, Mr. Chu created and managed the Private Equity Group, a fully contained platform, within KeyBank Real Estate Capital from 1991 to 2004. He has been directly involved in raising equity from domestic and international corporate clients for investment in projects throughout the United States. Under his oversight approximately $2.2 billion in equity has been raised and invested.
Most recently, Mr. Chu was involved in the pre-development and procurement of entitlements for a $500 million mixed use project in Southlake, Texas.
Jacob Terrell
Project Manager
Jacob Terrell is a Project Manager on Cedar Hills Lakes and is experienced in the real estate and construction field, offering a versatile skill set ranging from technical support to hands-on construction management. His experience includes roles at Sterling Renovations, Joeris General Contractors, and Northfield Development, where he honed his skills in quality control, project oversight, tech support, and heavy construction equipment. Jacob’s academic background from Texas A&M University equipped him with a unique analytical perspective.

Derrick Meyer

Derrick Meyer is a dynamic and versatile professional whose background spans a variety of roles, each contributing to his expertise in property development and operations. His experience includes roles at AllTrades Industrial Properties, VeroBlue Farms, and Tasler Pallet where he optimized material handling and transportation, and oversaw production processes. His time spent with Beaver Creek Resort and Dave’s Hot Chicken taught him the importance of customer service and showcased his adaptability and commitment to excellence. Derrick’s role as a Project Manager and his background across various sectors enhances our cabin development projects, bringing a blend of operational efficiency, customer service excellence, and a dedication to quality construction practices.

Trinity Heritage RESIDENTIAL
Our development team is working with a well respected General Contractor from the Dallas area called Trinity Heritage Residential. Trinity is a well-established and highly successful nation-wide Retail General Contractor authorized to conduct business in 16 states and maintains active contractor licenses in 12 states and 10 major cities across the US.
